  1. What kind of pets do you allow? Do you permit exotic pets?
    We do not allow aggressive and intimidating dogs that bark when the master is gone, nor do we permit exotic pets or serpents.
  2. How many pets may I have?
    Depends on the pet
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    $300 nonrefundable
  4. What must I bring with me to tour an apartment?
    A prospective resident must produce a picture ID which sufficiently identifies the prospect.
  5. What are your fees and monthly charges?
    There are fees including application, credit check, and processing. Ask the Community Manager for the fee amount at the time of your application.
  6. What are the income and credit qualifications?
    We examine the income and credit qualifications of prospects by conducting a credit check. We use the credit check to determine the prospect of one paying his rent, and we conduct a criminal background check to ensure we do not admit one who has a drug or criminal history.
  7. What is acceptable “proof of income” to sign a lease?
    We may ask for a pay stub, a tax return, a bank statement, or any other proof of income.
  8. What happens if I qualify for an apartment, but my roommate does not?
    Should there be a roommate situation, one of the roommates must qualify for the apartment, and the background check will be conducted on each roommate.
  9. Is my security deposit totally refundable?
    Your Security Deposit is governed by North Carolina laws which generally state that we are obliged to return your Security Deposit if you pay all rent and charges, not damaged your apartment, and you have fulfilled the requirements of our lease agreement.
  10. If I get a job transfer, can I break the lease?
    Yes, you may terminate your lease with a sixty (60) day notice and pay the agreed upon termination fee.
  11. Can I change to a month-to-month lease plan after my first year?
    Yes, you may evolve to a month-to-month lease and pay a month-to-month fee.
  12. What utilities are included in my lease?
    Rent includes water, sewer, and garbage disposal.
  13. How long is the term of the lease?
    Lease term is flexible depending on the needs of the resident.
  14. Do you accept leases for short terms?
    Yes, we accept short term lease depending on the resident’s situation.
  15. Am I required to have renters insurance?
    Yes, you are required to produce a declaration form showing you have a renter’s insurance with a minimum of $100,000 liability and contents coverage.
  16. Do you offer furnished apartments?
    Yes, and the rent and furniture package depends upon the needs of the resident.
  17. Do you offer corporate apartments?
    Yes, we have served a number of businesses and industries in Catawba County with Executive Suites, and the Community Manager can give you the details of our Executive Suites program.
  18. If something needs to be repaired in my apartment, how do I report it?
    We service our residents as quickly as possible which is typically on the same day. The resident may notify the office by phone, in person, or through e-mail.
  19. When is my rent payment due?
    Through our Lease Agreement, we agree that your rent is due no later than day 1 of each month.
  20. What day of the month am I liable for a late charge?
    Through our Lease Agreement we agree that a late fee may be assessed if you pay after day 1 of the month.
  21. Will you accept electronic payments from my bank?
    Yes, we accept electronic payments, and ask the Community Manager how we may structure this service so that your account will be timely credited.
  22. Is there a place where I can pay my rent after office hours?
    Around day 20 of each month, we will mail you an invoice which reflects your current balance. If the balance on your invoice is not consistent with your records or should you have questions on your account, please phone the Community Manager immediately. Mail your payment with the enclosed self-addressed envelope found with your invoice to ensure your payment is secure and received in a timely fashion.
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Yes, we encourage our resident to host family members or friends. Please notify the office so we can make a record in the unlikely event of an emergency.
  24. Do you have reserved parking?
    No, but there are two (2) parking spaces for each home, and there are additional parking spaces.
  25. I have a motorcycle, where can I park it?
    There is a designated parking space for motorcycles which may not be near your apartment. Please confirm with the Community Manager for motorcycles parking designation.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes, please let us know when you have a child or other family members staying with you for more than several days. Please provide the Community Manager with the identity of your guest/s and the person and number to contact in case of an emergency.
  27. Can I install my satellite dish at my apartment?
    There is a specific protocol for installation of a satellite dish. Please ask the Community Manager for a copy of the Satellite Dish Installation Policy.
  28. Do you have cable services?
    We have a comprehensive television system which satisfies the viewing needs of most of our residents.
  29. Does the property have a fitness center?
    No, but our community is located less than a mile from several fitness gyms and the Hickory YMCA.
  30. Does the property have a swimming pool?
    Yes and we encourage our residents to enjoy this facility.
  31. Does the property offer on-site recycling?
    We have a recycling center, and the recyclable materials are picked up weekly by the City of Hickory.
  32. Are gas grills permitted at your property?
    There are Fire Department regulations for gas grills and it precludes a grill from being less than 10’ away from the building.
  33. Is there any additional storage space available at your property?
    Beyond the storage space in the individual apartment home, there is no additional storage space in the property. However, there are several self-storage centers located within a 5 minute drive from our community.
  34. Are residents permitted to paint their apartment?
    With the Community Manager’s approval you may paint your apartment. In the event your paint color differs from the standard color, charges will be applied to you when you leave the apartment.
  35. Will you accept my delivery packages for me?
    Yes, we will accept your packages upon your signing a waiver form which is available at the leasing office.
  36. Do you have a list of Preferred Employers?
    Yes, we have Preferred Employers whose employees we have served for many years. Please ask the Community Manager for listing.
  37. Where do I register to Vote?
    One may register to vote at the Catawba County Election Board located in Newton, Hickory Public Library, or the Department of Motor Vehicles.
  38. How is your property different from the competition?
    Our community is located in an exceptional single family residential neighborhood composed of fine single family detached homes. Our community is residential, not commercial in nature. Most of our residents prefer the residential, wooded, and private setting in which we are located. Yet, neighborhood shopping is located a short walk away.
